Design should therefore focus on the creation of a Development, which is attractive to would-be tenants, shoppers and users and is high value in terms of let ability, maintenance and long-term asset value.  Notwithstanding this, the Designer’s attention is drawn to the fact that this is a commercial development and, understanding and application of development economics will be taken into consideration when adjudicating the submissions. Top quality innovative design is also an important consideration, however it is considered that the challenge to the Designer is to achieve this taking into consideration the commercial and development economics criteria noted.

Overall site planning, layout and design should be in keeping with the perceived image and prestigious nature of the Development. The Development should also appeal to prospective tenants, shoppers, hotel users and residential tenants alike and provide high levels of amenity and, in the case of residential tenants, privacy and exclusivity.
