Yas West residential community is a key part of delivering the Emirate’s Vision 2030 to deliver high-quality housing for Emirati families.
Situated on Yas Island, the 220 hectare site will accommodate approximately 8,000 - 10,000 people in 1,243 low density residential villas and 2000-capacity Mosque, segregated School, Retail Center and 3 neighborhood centers that are designed and set in a landscape that is sympathetic to the Emirati culture.
The Design was performed in line with the Client brief and in accordance with the requirements of all relevant internal and external stakeholders. RW Armstrong provided Architecture, Engineering, Interior Design, Furniture, Fitting & Equipment (FF&E) and Value Engineering Services for the Residential and Non-Residential Developments. RW Armstrong also is responsible for all the sustainability aspects of the master plan such as Estidama Pearl Villa Rating, Pearl Community Rating and Pearl Building Rating System. In this role, RW Armstrong acts as the key point of contact between Abu Dhabi Urban Planning Council, the client Aldar, consultants and contractors. Yas West is a dynamic community of various amenity offerings and living choices. This range of plot sizes is punctuated by sweeping open spaces, pocket parks, and the community centers. The design of the community is based on the traditional ‘fareej’ (neighborhood) structure, linked with ‘sikkas’ (pedestrian connections) and ‘barahas’ (central gathering spaces) creating private family homes linked through a shaded network of pathways and local parks. The architecture style of the Residential facility is contemporary and driven by the general architectural style of the Garden Crescent. Ranging from small villa plots at 600 sq.m. to large villa plots at 1,500 sq.m., the Garden Crescent community has a wide spectrum of built form, block grain and residential gradient with ample public realm facing an extensive mangrove marine park.
The neighborhood centers are an integral component of a strategic plan that seamlessly integrates the public realm, community facilities, retail and surrounding residential neighborhoods. Each neighborhood center is defined within the center hierarchy to provide a diverse range of community facilities and retail opportunities for both residents and visitors.
